Soilbuild Group Holdings Ltd: Business space in the limelight in 2010
Summary: Going into 2010, we expect activities in the property development segment to slow. The partial launch of Meier Suites will reduce Soilbuild’s residential inventory to just 60 units. But medium-term earnings can still be supported by recently launched residential projects such as The Mezzo (already fully sold) and Meier Suites as they have yet to make any earning contributions. Three business space projects – Goodvine Building, Solaris and Tuas Lot – are expected to be completed in 2010, with the first two being retained as investment properties which will add to Soilbuild’s recurring income stream. With a target of S$40m in annual recurring rental income over the medium term, shareholders could be potentially rewarded with higher dividend. Our RNAV estimate of Soilbuild remains unchanged at S$1.67 per share. For small cap developers like Soilbuild, we prefer to remain conservative and retain the 20% discount on RNAV in our valuation. This is to account for the size difference, lower liquidity and higher gearing level of these developers. As such, our fair value of Soilbuild stays at S$1.33. We maintain our BUY rating. Summary: Soilbuild Group announced that it has been appointed by Kolette Pte Ltd, a subsidiary of CSC Holdings, to manage and market a turnkey business space development at Tuas South Avenue 2. Soilbuild will carry out and complete the construction and marketing of the industrial space and will bear all associated costs. In return, it will receive a portion of the units for managing the development. We believe that such a partnership will be a win-win scenario for both CSC and Soilbuild. Soilbuild’s portion of the units could be around 76.7% of the total units. Assuming an average selling price of S$210 psf, we estimate that this project can generate an additional 3 cents per share to our RNAV estimate.
