WESTCOMB report on Unfiber. ? Construction will be its mainstay in the near term. The Group?s construction and property development business will continue to be the earnings driver in the near term until the new businesses make significant contributions. The Group?s initiatives to transform its core business from construction and property development to forestry and pulp had encountered a series of bottlenecks along the way, eg ownership and financing issues. However, all is cleared now and the Group is progressing towards achieving its vision of being a major player in the international pulp market. ? Significant contributions from forest plantation, wood chip and pulp mill after the initial gestation period. The Group?s strategy in focusing on forestry, wood chip and pulp businesses augur well for the Group. With a vertically integrated operation within the forest concession area, the Group enjoys greater operational efficiency and lower operating costs. The Group has the right to conduct its forest plantation activities over the forest concession rights period of 43 years and this will enable the Group to secure a sustainable supply of wood for its planned pulp mill. The wood chip mill in South Kalimantan, Indonesia, with an annual production capacity of 700,000 (bone dry) tonnes commenced operation end 06 and its impact on Group performance will be from FY07 onwards. Contributions from its own greenfield market pulp mill in South Kalimantan, with an annual production capacity of 600,000 tonnes of pulp, will be from FY2010 as the Group will commence construction of the new pulp mill in early 2007 and production is scheduled to start end 2009. ? Additional revenue stream from proposed acquisition of PT KK. The Group?s proposed acquisition of PT KK is still pending. If the proposed acquisition is concluded, the Group will have immediate access to an operationally-ready pulp mill in East Kalimantan and it will be a bonus to the Group as it will have an additional revenue stream. Even if it is not successful in securing PT KK, the Group?s performance is not likely to be eroded as the Group?s forestry, wood chip and planned pulp mill operations will be able to provide the recurrent income stream. ? Execution and political risks. The Group?s new businesses are in the early stage of development and operations, eg it commenced its wood chip mill operations only end 2006 and it will start construction of its greenfield pulp mill operations sometime in 1H07. Although it had successfully planted 76,000 ha of Acacia, further cultivation and harvesting of Acacia is subject to weather and environmental conditions. There exist execution risks given the scale and duration of the projects. We reckon there will also be political risks involved in view of the processes involved to conclude deals. ? Valuation & Recommendation. The construction arm will continue to show revenue and earnings growth. Close to 70% of its order book of $250m as at end 2006 will be booked in FY07 and the balance in FY08. We believe the Group will secure more contracts in the pipeline in view of the strong construction demand in Singapore, estimated to be S$17bn-S$19bn in 2007. Growth potential for the Group?s forestry, wood chip and pulp businesses is tremendous on account of the rising global demand for pulp and paper. The total compounded gain for timber during the period 1987-2002 was about 15%. 3) Less volatility than stocks Not only does timber beat other assets, it does it with lower volatility. Timber has had three down years in the last 45 years. Steve Sjuggerud (of Investment U & Daily Wealth), has discovered the cheapest and easiest way to buy timberland assets at a huge discount is to buy stock in paper businesses that happen to own millions of acres of valuable timberland. The timber REIT Rayonier (RYN) is a perfect example. It seems money does grow on trees. |
