This is purely with reference to stock player psychology...     ie. when it rises, people expect it to rise even more.               Hence they buy, or buy more (average up).                       The stock market is more about player psychology                               than real values as such...

JV with Singbridge awarded site in Chongqing for S$1.28 bln CapitaLand and its subsidiary CapitaMalls Asia, together with Temasek Holdings unit Singbridge Holdings Pte Ltd, has bought rights to a mixed development site in the Yuzhong district of China's western city of Chongqing for S$1.28 bln. The JV consists of CapitaLand (25%), CapitaMalls Asia (25%), Temasek Holdings’ Singbridge (30%) and an undisclosed private entity (20%). Given its stake in CapitaMalls Asia, CapitaLand's overall interest in the project is estimated at 41%. Temasek Holdings owns 40.4% of CapitaLand while Singbridge is its wholly owned subsidiary. Therefore, effectively Temasek will own close to 46.5% interest in the project. The site has a land area of approximately 91,783 sq m, with a total gross floor area of 817,000 sq m. The Joint Venture intends to develop the site into a landmark mixed development designed by renowned architect Moshe Safdie, who also designed Marina Bay Sands. The mixed development is expected to have retail (27.2%), residential (40.5%), office (21.3%), serviced residence (3.7%) and a hotel component (7.3%). Including development costs, the project is estimated to cost S$4.1 bln. The land cost of S$1.3 bln will be funded from the equity of the respective JV partners with the remaining construction funded through debt borrowings. CapitaLand says the property has strategic value as the site is located next to the traditional central business district of Jie Fang Bei, which is known for its broad pedestrian streets lined with shopping malls, department stores, office buildings and hotels. Analyst Eli Lee at OCBC believes the acquisition will add value to the group. She expects the group to continue growing in China, particularly if opportunities for distressed assets arise due to monetary tightening there. She maintains BUY rating on CapitaMalls Asia’s stock with a fair value estimate of S$1.49. Analysts Chin Hong Pang and Yew Kiang Wong at CLSA fear that CapitaLand-CMA’s assumptions factored into while bidding for the tender were aggressive compared to the current market. The broker estimates the development to yield low accretion of S$0.041/share to CapitaLand and S$0.027/share to CMA. CLSA maintains an UNDERPERFORM rating on CMA’s stock. Analyst Lock Mun Yee at DBS Vickers anticipates the impact of this acquisition on earnings will be felt over five years. The broker continues to like the group for its ability to deploy resources into new investments. DBS Vickers maintains BUY rating on CapitaMalls Asia with an unchanged target price of S$1.94. Analysts Paul Lian and June Zhu at Goldman Sachs see some downside risk to management’s Internal Rate of Return of 13%-14%. In a separate development, Capitaland and CapitaMalls Asia-owned Bedok Residences met with good response in its initial launch, they say. The 583 unit development saw ready buyers for 350 out of 450 units on offer. The questions that need to be asked about this story: 1. Why did the group choose a JV with Singbridge instead of going solo for the Chongqing project? 2. Is the structure a sign that this is a risky development, and it needed to spread that risk? 3. Who is the unnamed 20% shareholder? 4. Western China continues to trail the east and north-east of the country, in terms of economic development. To what extent is this an attempt to curry favour with China's politicians, who are trying to encourage investment in the west? |
