As mentioned by its mgmt before, CMA is a growth stock, thus, lesser divs payout expected. Those who want higher yield should go for CMT/CCT/Suntec/Starhill instead. Or better still, SPH or Singtel. | ||||

IIFL Securities upgrades from Reduce as it thinks the shares are oversold after their 19-per-cent fall since early October "for no obvious reasons". Lifts its target to $2.21 from $2.18 after increasing its FY2011 to FY2012 earnings estimates by 6 per cent to 8 per cent, respectively, to reflect the property group's recent $272.8-million acquisition of Queensbay Mall in Penang; "Queensbay Mall represents significant rental and capital value upside." The house expects monthly rents to more than double to RM7 psf from RM3 psf currently when the mall, "currently under-rented", stabilises. | ||||

CapitaMalls Asia +1.6%; Mall buy is accretive: JPMorgan CapitaMalls Asia (JS8.SG) is up 1.6% at $1.9, rising in afternoon trade after the company says it will acquire Queensbay Mall in Penang, Malaysia, for about $275.6 million. JPMorgan says the deal is accretive, and notes while the mall's current NPI yield is only 5.0%, it has been undermanaged with occupancy of about 91.5% and passing rents at less than CMA's other Penang mall, Gurney Plaza. "Given 70% of the leases will be up for renewal in the next two years, we see potential for CMA to leverage on its scale and expertise to upgrade the mall and to achieve a yield on cost of about 7.5%-8.0% by 2012." JPMorgan says CMA can potentially achieve IRR of about 12% on this acquisition, adding about $0.03/share to RNAV estimates. The house adds, the stock is at "an attractive entry level," trading at a 30% discount to SOTP valuation and 1.2x FY10E book. |

CapitaMalls Asia to buy Penang mall SINGAPORE: CapitaMalls Asia is acquiring Penang's largest mall -- Queensbay Mall -- for RM658.3 million (S$275.6 million). It will be the firm's second mall in Penang and its fourth in Malaysia. The acquisition will be carried out through CapitaMalls Asia's subsidiaries with an asset-backed securitisation structure, the company said. CapitaMalls Asia will acquire 90.7 per cent of the Queensbay Mall's retail strata area estimated at 916,181 square feet and all its car park space. The purchase price is equivalent to around RM730 (S$306) per sq ft of net lettable area. The acquisition will also form the seed asset of CapitaMall Asia's planned RM1.0 billion (S$418.6 million) Malaysia retail property fund which provide a pipeline of shopping malls for CapitaMalls Malaysia Trust to acquire. CapitaMalls Asia CEO Lim Beng Chee said the acquisition will strengthen CapitaMalls Asia's leadership in the state. "While Queensbay Mall's property yield is about five per cent, we will leverage on our scale and expertise to upgrade the mall further through remixing the tenancy as well as improving the asset plan to realise the potential of the mall," Mr Lim said. As of end-September, the five-storey mall has more than 300 tenants, which include Jusco, Golden Screen Cinemas, Borders, Harvey Norman and Padini Concept Store. CapitaMalls Asia's other three malls in Malaysia are Gurney Plaza in Penang, Sungei Wang Plaza in Kuala Lumpur, and The Mines in Selangor. |

Will short sellers be cornered this end of week trading just like GLP short sellers? GLP short up from $2.20 to $2.26 last Friday in the last two trades that were also very big. Nothing to lose if just key in sell orders on Thursday or Friday at high price?

To distribute the shares to more number of share holders in order to create enough and more liquidity in the future relatively small SGX market compare to a large market capitalization as CAPITAMALL ASIA.(in a way dilution of share price is on and on through a long period of time for creating liquidity purposes) That is one reason, we can expect much more capital gain through penny rather than the big blue chip with huge market capitalization stock.

These people own the retail investors an explanation why they wan to sell their own shares, especially selling at a peak of 2.30 to innocent investors who chased the stock from 2.08 to 2.30 when they pumped up the shares to unload...
