x 2   x 0  Alert Admin	Hallo Loyfam, this is predicted, you can start to buy this counter.  Get in arround .280.  Sunshine has good fundamental, as you can see mostly their money keep in land.  They are developing housing and office for medium range which is the biggest market nowdays. The turbulance is more because of market confident than this company performance.  Analysis and fundamental are good, but psychology is bad.

Sunshine Holdings reported a 49% dip in net profit to RMB26.0m in 3Q07 due to lower revenue of RMB103.3m as compared to RMB142.6m in 3Q06. The revenue was mainly attributed to the sales of residential units in Sunlight City ? Yi Yuan project and Western Modern City. As residential units sold in this quarter were of low margins, gross profit margin dipped 21.5 percentage points to 23.8%, from 45.3% in 3Q06. Administrative expenses (+10% yoy) and selling and distribution expenses (+582% yoy) rose in tandem with the promotional efforts for the launch of new projects in Shangqiu, Zhou Kou and Luoyang. Bulk revenue will come in fourth quarter. According to management guidance, 24,400 sqm of commercial units of Shining Holiday Shopping Centre II, 70,000 sqm of mixed development of Shangqui project and part of the Luoyang project will be sold in 4Q07. Buyers tend to take over the property in fourth quarter and renovate it before the Chinese New Year. We estimate that revenue collected for these projects will be approximately RMB660m, substantially higher than the RMB305m collected for the first nine months. Secured US$120m term loan for expansion. Sunshine has secured a US$120m loan from Deutsche Bank and United Overseas Bank to fund future land acquisition and upcoming projects. With this loan, the company targets to accumulate land reserve of at least 8 million sqm in GFA over the next two years and hopes to generate an annual turnover of 800,000 sqm in GFA beginning 2008. Reiterate BUY with fair value of S$0.66. As compared to its peers trading in Singapore and Hong Kong, Sunshine has been trading at an inexpensive valuation of 8.3X forward PE. We think that the stock has been overlooked as their projects are residing in the second and third tier cities. However, we prefer to see the cup as half full as these cities have the potential to grow with minimal government intervention. Thus, we maintain our fair value of Sunshine at S$0.66 per share, which represents an upside of 52% from the last closing price. Reiterate BUY.
