Our pivot point stands at 3.82. Our preference: the downside prevails as long as 3.82 is resistance. Alternative scenario: the upside breakout of 3.82 would call for 3.96 and4.05. Comment: the RSI is trading below 30. This could mean that either the stock isin a lasting downtrend or just oversold and that therefore a rebound couldshape (look for bullish divergence in this case). The MACD is below its signalline and negative. The configuration is negative. Moreover, the stock is trading under both its 20 and 50 day MA (standing respectively at 3.96 and 4.12). Finally, Keppel Land has penetrated its lower daily Bollinger band(3.73). KepLand: 2 subsis secured a 7.2 ha residential site in Nanxiang Town in Shanghai, China for Rmb1.25b (S$241.0m) for the dev of 1000 high rise apts. This is KepLand's 5th project in Shanghai and is a 30 min drive from the city centre, targeted at upgraders for owner's occupation. The launch is targeted at 2H2012 but made no mention of funding. Co is currently trading at lower valuations 1.3x P/B, with hist avg at 1.7x P/B. | ||||

Keppel Land sells over 135 units in project - Keppel Land has sold over 135 units in its Riviera Point waterfront project in Ho Chi Minh City, Vietnam, it said yesterday. The developer said it has received a positive response ahead of the project's public launch next weekend, and over 70% of 193 units released for sale have been sold since January 2011. Apartments are priced from 30,723,000 Vietnamese dong per square metre (about S$1,850 psm). So far, buyers are mainly locals, although there are also expatriate and overseas Vietnamese buyers, Keppel Land added. |

Maintain Buy on KepCorp and Kep Land. - Following our visit to the Tianjin Eco-City, we were impressed with the progress made on the ground to date, with much of the initial start-up area being completed ahead of schedule and development spilling over into the next phase. We expect contributions from Tianjin Eco City to kick in from FY12 onwards when Seasons Park is completed. About 72% of the 701 units released were taken up as at 1Q11. In addition, recent unveiling of Seasons City, the first mixed use development with total 162k GFA of office, retail premises and serviced apartments, would also add to future earnings growth when completed.

SINGAPORE, May 24 (Reuters) - CIMB Research has raised its target price for Singapore property developer Keppel Land to S$5.36 from S$5.29 and kept its outperform rating. STATEMENT: CIMB Research said it expects Keppel Land to weather China's property cooling measures relatively unscathed, as its township portfolio in Tianjin Eco-City, a China-Singapore government venture development, has seen strong initial residental sales and will produce sustainable growth in the next decade. " Its stock underperformance serves to reinforce our positive view. We continue to expect price catalysts from rising China township prices and Singapore office rents," said CIMB in a report. The brokerage said it expects Keppel Land's China business to increasingly become an important growth driver for the company's value. At 0229 GMT, shares of Keppel Land were 0.76 percent higher at S$3.97 and have plunged 17 percent since the start of the year.  |

Positive on grp’s China operations given its focus on less volatile township projects and expect real demand for homes to stay strong, with cooling measures likely temporary. Also like grp for its 52% RNAV exposure to the SG office segment. | ||||

plus this BEIJING (AP) -- China has ordered most of its banks to increase the amount of money they hold in reserves in a new move to curb lending and surging inflation. The central bank's order Thursday was the fifth reserve increase this year and came after consumer prices rose by a higher-than-expected 5.3 percent in April. Banks covered by the order were told to increase reserves by 0.5 percent of deposits as of next Wednesday. The measure is intended to curb credit by restraining the rapid growth in the pool of money available for lending. |

Good analysis...but then that will not happen for now, a project from launch till comletion takes at least 2yrs+, by then donno how much is this kepland or capland...?

Developers are not going to compromise the price of  expensive  lands they purchased to cater to affordability which, should be the responsibility of the government. They can still build, but,  THIS TIME ROUND. Hihger and higher floor,  may be    60 Storeys or 80 storeys flat. Do i make sense here since  7 million of population is the target in time to come?

The market is expecting more cooling measures to be done to make property more affordable. This is because the PAP's has lost some percentage of votes and one of the reasons is the high cost of property. So now the PAP must make things cheaper so less revenue for Kepland
