Is it the same person? If yes, he/she must be very rich to pay for the brokeage fee or he/she is the remisier to generate sales to meet the monthly target. |

Vested finally. Was thinking long term since it is quite oversold, and factoring in the impact of curbing measures to cool the properties in Singapore as well, I think it is a good buy. Allgreen has diversified property investment including commercial, hospitality and residential, and thus for LT to me, it's cheap, ceteris paribus. |

Since it has been so obvious that the property stocks have been on the downtrend for many weeks already why not wait till there's an uptrend before entering? Just study the charts for clues. It's all there in the most basic price chart.

Fairygal, it is ok.. this is healthy exchange. In fact I wanted to come back just now to add that: of course, there are also many unscrupulous home owners who really do all sorts of things to force tenants out and to increase the rent indiscriminantly, as reported widely in the newspaper. Agree with u on how the upset monthly balance sheet. However, many (not all) of those tenants knew that they rented the place cheaply and would therefore psychologically prepared that the rent will go up. My friend adjusted by moving to less prime area at almost the same rent. |

personally i dont like AG eventhough i was vested for quite a few yrs of it and only got rid of it recent few months. other property stocks are more attractive |

Yes, agreed on your side of the coin. But imagine if you are the tenant, and you have all your monthly expenses worked out, and then POW! Rent: Double the original amount! How are you going to balance your monthly balance sheet? That's the problem with property owners cum speculators: they are banging on rental to help pay for the mortgage. With rising property prices, mortgage will go up, rental will go up. There will be a saturation point! Frankly, we are definitely going to see more of curbing measures from the govt to stop rising property prices. Easton Bay, sorry ok, not directed at you or any home owners. |

On the surface it may seem crazy.. Here's the story from the other side of the coin.. Many private properties were rented out 'at a loss' i.e. the rental does not adequately covers owners' cost e.g. bank interest, mgt fees, property tax, and other miscellaneous expenses. before the rental mkt took off late last year. Many tenants were able to enjoy such low rentals because some income is till better than no income to the owners. The rental mkt has been depressed for many years. I personally know friend who rented a 3-bedroom unit in South Haven last year for $2100. This is in Bk Timah.. (not upp Bk Timah). The rent now is $3500-$4200.. I can tell u, it was crazy for the owner to have to rent it out at $2100. |

I have some friends who have to shift from rented condo to HDB because rental for their condo has gone up more than double upon renewal of lease. This is crazy, more than double! |
