Reference is made to the announcement no. 00127 made on 4 June 2010 in which the Board

of Directors of Nobel Design Holdings Ltd (the “Company”) announced that it had entered into

a 11: 24 : 30 : 35 Joint Venture agreement with Aspen Development Pte Ltd (“Aspen”), A.C.T

Holdings Pte Ltd (“ACT”) & Soh Chooi Lai (“Mr Soh”) to set up a company called Urban Lofts

Pte Ltd (“Urban”) for the development of the property at New Gardens, 7-9E Lim Tua Tow

Road, Singapore (“New Gardens”).

The Company wishes to announce that Urban had been awarded a tender to acquire the land

at Glenville, 11 & 13 Lim Tua Tow Road, Singapore 547734/6 (“Glenville”) with a freehold title,

comprising Lot 3149A Mukim 18 at an aggregate purchase price of S$39.51 million, with a site

area of approximately 4,026 sq m (or 43,335 sq ft). Grenville is an adjacent plot of land to New

Gardens.

The total cost of acquiring the properties at New Gardens and Glenville is S$60.51 million and

the total area is approximately 6,778 sq m. The land is intended for the development of a

condominium on the combined site.

The acquisition of the land is funded by bank loans and internal funds.

The acquisition, completion and sale of the development units are not expected to have any

significant financial impact on the Company for the current financial year ending 31 December

2010.

Other than as set out above, none of the Directors or controlling shareholders of the Company

has any interest, direct or indirect, in the Joint Venture and / or the JV Company.
