Hi singaporegal, I am a novice here in trading. Is it capitaland is low due to the process of taking over Ascott... Would capitaland give a better performance when taking over process is completed? May I seek your opinion please. Regards |

Don't mind if I answer the question: Agreed with S'poregal on the steady downtrend. However, the counter is inching upwards for a week or two. |

Capitaland has been on a steady downtrend since October 2007. TA charts have not changed much since then. You can see the decline clearly from this counter's Acc/Dist line |

DJ MARKET TALK: Lehman Keeps CapLand At Equal-Weight; Tgt S$8.50
2300 GMT [Dow Jones] STOCK CALL: Lehman Brothers keeps CapitaLand (C31.SG) at Equal-Weight with target price at S$8.50, pegged at 15% premium to end-2008E RNAV, following company's "long-anticipated" announcement of sale of its 50% stake in Hitachi Tower . Says sale price values property at S$2,900 psf of NLA; "While this is below market's expectation of S$3,000-S$3,200 psf, it is in line with our estimate of S$2,872 psf." Says, "We think despite the fact that the transacted price of S$2,900 is a record for office space in Singapore and being within our expectation, the market could still take this piece of news negatively." Notes divestment gain of S$110 million, or S$0.40 per share, raises FY08E EPS 17% to S$0.35, assuming deal completed by year-end; says impact on RNAV estimate minimal. Share ends Wednesday down 3.4% at S$5.43; STI down 3%. (LES) |

If you work long enough at the large companies, you will understand. The decision/direction that management (could be different group of people or could be the same group of people) takes always goes in a circle. One day, this decision makes perfect sense.....another day, the other decision makes perfect sense. They will tell you it is the timing, market condition, etc. Just look at companies such as AT&T, it was a huge company (almost every American has shares in this company) before the regulator broke it into many baby bells and AT&T (mama bell). Then, AT&T went to acquired NCR. Couldn't digest, broken into many companies (e.g. Lucent).......and recently Cingular merged with AT&T again (making it again another large company). Won't be surprise if they break off again. |

Based on published information given so far by Capland for Ascott's privatisation, followings are my prelim questions and views on the takeover. 1. Why did Capland pay such a large premium (about 45%)? 2. How does this buy benefit Capland shareholders? 3. In the past, Capland strongly believed that its asset-light strategy was the correct way to go for the Group. Then, why the sudden change to buy Ascott Group? The large premium paid by Capland would have valued Ascott at about 2.5 times book value. So, it is not a bad deal for Ascott shareholders. But not for Capland shareholders who will likely see their shares coming under pressure in the next few weeks. |
