Market sentiment still weak. Typical months of May & June that you would see flooding of buy call from stock houses. This counter will XD (20cent) tomorrow. Guess the worst is not over yet.......Tempted to go in this morning. Let's see how's the price movement tomorrow.....What goes up will goes down eventually.... | ||||||||

I am skeptical TA is of much value for the local bourse. It's too small and so levels are often set by some big price setters. Most of us are juz price takers. stockseeker is right that we shld concentrate on the income from operations. If farmers in OREC (Orgn for rice-exporting countries) get really rich in the next few years, they are likely to invest in properties rather than financial assets. |

like what some forumers mentioned, TA may not be that accurate in such volatile time. luckyl168 seems to be right in his prediction. Price went up by 30 cents instead of down - probably also due to nearing ex-divy date :) | ||||||||

Underperform? It's child's math here: Q1-07 profits of 608.1 million, of which was partly contributed by a sale of 8 Shenton way for $426.8 million. Without the sale, it's profit margin is 181.3 million. Q1-08 profits was 247.5 million, with no significant land/property sale. Thus, by discounting 8 Shenton way's sale, the profit margin of 2008 is better than that of 2007 by 66.2 million. Thus shouldn't it be better? 'Only hear the good stuff'. :P

CapitaLand May 2 close: S$7.09 CIMB-GK Research, May 2 CAPITALAND'S Q1 2008 core EPS of 7.5 cents formed 20 per cent of our full-year forecast. We believe the results were below consensus forecast. Q1 2008 saw revenue from the residential segment falling by 8 per cent y-o-y to $412 million, while revenue from commercial and retail operations leapt 62 per cent and 67 per cent y-o-y respectively. With the pace of completion of residential projects expected to pick up, we expect stronger recognition in the next few quarters. CapitaLand is also expected to launch several overseas projects this year. We have lowered our FY2008-10 core EPS forecasts by 21-219 per cent on less aggressive recognition assumptions in Singapore. On the other hand, our end-2008 RNAV estimate and target price have been raised by 6 per cent to $6.86 to factor in higher market valuations for its listed subsidiaries and higher fee income growth assumptions. Rich valuations remain the main reason for our 'underperform' rating. UNDERPERFORM |

CAPITALAND Group president and CEO Liew Mun Leong is sitting on a handsome paper gain of $2.86 million (based on yesterday's closing price for the counter) after exercising options for a total of 600,000 CapitaLand shares at an average $2.33 per share on April 30.
The counter closed 30 cents higher yesterday at $7.09. A filing by CapitaLand to Singapore Exchange yesterday evening gave a breakdown of the exercise prices of the share options. Mr Liew exercised options for 200,000 shares each at $1.02, $2.25 and $3.73 each. Following the exercise, his direct stake in the property giant increased from about 1.832 million shares to 2.432 million shares, or a 0.086 per cent stake. His deemed interest in CapitaLand remains unchanged at 158,000 shares. Mr Liew received $6.49 million in pay from the property developer last year, mostly in bonuses - more than the $5.14 million he earned in 2006. On top of the $6.49 million pay packet last year, Mr Liew was granted contingent share awards of some 462,800 CapitaLand shares last year, based on information in CapitaLand's latest annual report. The actual number of shares that Mr Liew receives from the share awards last year will depend on his achieving 'pre-determined targets' over a period of one to three years, according to CapitaLand. If 'superior targets' are met, Mr Liew could receive a maximum of 845,000 CapitaLand shares - nearly twice the 'baseline' number of shares awarded. But if he fails to meet the targets, no shares will be issued under the awards. CapitaLand this week posted a 59.3 per cent year-on-year drop in Q1 net profit to $247.5 million, from $608.1 million in Q1 2007 when the bottom line had been boosted by a $426.8 million fair-value gain from the sale of 8 Shenton Way. |

No1 can expect a bumper revaluation surplus of S$1.1bn to recur for a long long time. It's the ops that count. Any1 who had attended the AGM juz this week will go away impressed with the mgmt team. |
