For the first week after the announcement of the detail policy, shanghai have a drop in volume for new housing, second hand housing also decline. Other city still have not see any news yet. 4月 第 一 周 全 市 新 房 成 交 量 明 显 回 落 , 二 手 房 门 店 带 看 量 和 成 交 量 骤 然 减 少 5成 以 上 , 有 些 门 店 4月 至 今 成 交 单 数 仍 然 为 零 。 业 界 认 为 , 目 前 买 卖 双 方 都 持 谨 慎 态 度 。 此 外 , 从 调 控 政 策 的 弹 性 来 看 , 房 贷 政 策 是 否 收 紧 将 成 为 需 求 降 温 的 信 号 。 从 目 前 房 价 的 上 升 趋 势 判 断 , 房 贷 收 紧 只 是 时 间 问 题 。 如 果 成 交 量 出 现 持 续 降 温 , 价 格 势 必 将 会 有 所 调 整 。 进 入 4月 以 来 , 不 仅 卖 家 挂 牌 的 热 情 日 益 减 少 , 仍 在 挂 牌 的 房 源 也 多 因 性 价 比 不 高 而 乏 人 问 津 。 为 此 , 一 些 大 面 积 中 高 端 房 源 为 了 尽 快 出 手 “避 税 ”而 选 择 了 降 价 。 别 墅 等 中 高 端 房 业 主 向 来 对 市 场 的 风 吹 草 动 十 分 敏 感 , “国 五 条 ”细 则 的 落 地 自 然 也 让 他 们 颇 有 触 动 。 中 高 端 投 资 客 群 由 于 其 房 源 标 的 较 大 , 当 初 买 入 价 较 低 , 且 均 持 有 两 套 以 上 , 几 乎 不 可 能 免 交 20%的 个 税 , 所 以 要 么 转 售 为 租 , 要 么 抛 售 获 利 “拿 快 钱 ”。 因 此 , 近 期 大 面 积 高 总 价 的 别 墅 型 房 源 中 , 卖 家 让 价 幅 度 最 为 抢 眼 。 上 海 中 原 徐 泾 别 墅 分 行 易 平 旺 透 露 , 受 细 则 出 台 影 响 , 板 块 内 拥 有 多 套 别 墅 的 业 主 担 心 之 后 会 承 担 20%个 税 而 降 价 抛 售 物 业 , 比 如 , 板 块 内 一 套 278平 方 米 带 装 修 的 独 栋 别 墅 , 卖 家 是 投 资 客 , 3月 初 挂 牌 价 830万 元 , 细 则 出 台 后 , 卖 家 或 将 交 纳 约 96万 元 的 个 税 , 因 此 愿 意 降 价 50万 元 , 结 果 4月 初 就 以 780万 元 成 交 了 。 在 浦 东 碧 云 , 一 套 “维 诗 凯 亚 ”的 独 栋 别 墅 , 房 东 原 来 挂 牌 价 2600万 元 , 细 则 出 台 后 , 让 价 200万 元 抛 售 , 目 前 , 该 房 源 仍 待 售 中 。 非 别 墅 类 的 中 高 端 房 源 也 不 乏 降 价 的 现 象 。 上 海 中 原 徐 汇 永 新 分 行 白 胜 利 表 示 , 4月 以 来 , 区 域 内 不 少 中 高 端 楼 盘 , 如 徐 家 汇 花 园 、 永 新 花 园 等 均 价 在 45000元 /平 方 米 左 右 的 二 手 房 源 , 有 不 少 投 资 型 业 主 在 降 价 , 幅 度 在 5%- 10%。 3月 底 细 则 公 布 后 , 业 主 为 抢 在 细 则 落 实 前 成 交 , 纷 纷 加 大 让 价 幅 度 , 一 般 700万 - 800万 元 的 三 房 让 价 幅 度 普 遍 在 20万 元 , 一 套 总 价 500万 元 以 上 的 两 房 , 让 价 幅 度 也 达 到 10万 元 。 白 胜 利 补 充 说 : “目 前 , 下 调 房 价 已 经 成 为 这 类 投 资 型 房 东 的 共 识 , 为 避 免 之 后 承 担 20%个 税 , 多 数 卖 家 表 示 , 对 有 明 确 购 房 意 向 的 客 户 , 在 现 有 让 价 幅 度 上 还 可 给 予 一 定 议 价 空 间 。 ” |

Yanlord had closed at 1.435 with a white candle today with moderate volume of > 2 million shares traded. YL had stayed above the double top M pattern neckline at 1.42 but this counter is not out of the wood yet as general trend is still down. Unless a base can form here, otherwise, basement it will go. The basement is a deep one at 1.21 but relief can be found at the gap support of 1.36, which coincides with the 200MA. Stochastic and RSI at oversold position. The support at 1.42 seems to hold for now and for further direction, we will have to watch the price action at this 1.42 level. On a macro level the price is probably affected by the cooling measure as the earning at corporate level is still good as highlighted by Cheong earlier. China is still suffering from shortage of housing and the long term outlook is still intact, provided of course the Chinese government can find a solution to their runaway housing prices. Maybe like HK, pegging bank reserve for housing loan to a higher reserve ratio will fix the problem? Well, in the mean time just have to keep our eyes open... |

“新 盘 取 得 预 售 资 格 的 时 候 要 报 价 , 报 价 不 能 明 显 高 于 该 楼 盘 此 前 的 成 交 价 , 也 不 能 明 显 高 于 周 边 同 类 品 质 商 品 房 的 价 格 。 ”杨 斌 表 示 , 如 果 开 发 商 不 接 受 指 导 , 就 不 发 预 售 许 可 证 , 或 者 对 于 成 交 资 格 不 予 备 案 等 。 通 过 合 理 指 导 确 保 房 价 不 会 过 快 上 涨 。 Not too sure currently is it only Beijing and Shenzhen implement the price limitation. |

Usually in Mid April to May the price will decline further for most counter, as June will be holiday time. Some short terms trader and fund manager will divest those position that they feel more risky or have already have good earning portion, to ensure that they can enjoy their holiday trip, and usually price will start to pick up in June to July when they are back. Thus have release most trading counter to wait for technical sign of counter entrance, except few that intend to have long terms holding (Yangzijiang)  and dividend stock (MIIF and Valuetronics). Previously the long terms holding also consist of Ho Bee and Chip Eng Seng, but both release after the raise. For the dividend stock have divest most last year, as the REITS are seam to be risky asset due to too high the price and too low the returns. MIIF dividend approx. 5.5cts for the last two years thus for current price, it is still consider quite a good return, but unfortunately this counter might be ending soon after the divestment. Valuetronics last year dividend 17HK cts, and the year before 14Hk cts. This year might expect to be slightly lower dividend due to cost incured due to  the discontinue of the loss operation branch. But I believe should still expecting something like 10% base on the current price, and the performance of the company for the pass few years are relatively stable, thus should be able to continue to stay inside my dividend stock list.

Hahaha your Midas reputation stuck with you Cheong! I also got out of YL at 1475 but still holding a few lots at 151. I believe China still need housing especially high end sector which Yanlord is active.
I am also planning an entry strategy.

Have release remainding of Ying Li today, as seems the environment is not too stable, korea, south china sea, bird flu...so the money back into  pocket safer. Yanlord should be a good share to me, why talk down?
The profit margin is still quite good for the past few years. But technically it is weakening and most likely will start picking up in May or June where the price should be getting the support at around 1.35, but will watch closely, previously pick up because technical trigger by buy, the this technical buy fails to progress and trigger my technical sell. As currently seems still have too much noise from the new implement China housing policy, and will observe the next two months on the performance of property market then decide. But it is always hard to say.  As sometime decision flicker in next moment, due to some unexpected events.

Yanlord, I cut loss the day before at 1.47, loss 0.02cts. (when in on 21March at 1.49) Ying Li I get in more and divest half already at 0.485, earning 0.04cts. Biosensor sold all at earning 0.05cts. |

Yanlord trading in a tight range and in a triangle formation. its price is being squeezed now. if break above 1.54 confirm uptrend. will go down if 1.49 does not hold. There is still strength in the trend with RSI/stochastic in the 50ish point. | ||||||||||||||||||||||||
