JUST IN: The #Singapore government has launched new measures to stabilize the #HDB resale market and make homes more affordable for middle income families. http://cna.asia/19W8LTC
- The maximum tenure for HDB housing loans has been cut from 30 to 25 years - The Mortgage Servicing Ratio will be reduced from 35 to 30 percent of the borrower's gross monthly income - 80 units of new 3-generation flat...s, each with floor area of 115 sq.meters including 4 bedrooms and 3 bathrooms, will be launched in Yishun for the September BTO - Special CPF Housing grant of up to $20,000 given to families with income of up to $6,500 - Special CPF Housing grant now extended to 4-room flats in non-mature estates - Current Special CPF Housing grant income ceiling for singles buying new flats raised to $3,250 What do you think of the new measures? |

Khaw Boon Wan announced a new policy tweak for the purchase of resale flats today (27 aug). The change, with immediate effect, will force new Singapore PRs to have to wait 3 years before being able to buy a resale flat. In the past, PRs were able to buy resale flats as soon as they became a PR. According to statistics released by Khaw Boon Wan, there are currently around 51 000 HDB flats owned by PRs (or 6% of all HDBs). He also shared that this year, there were 130 flats sold by PRs within 3 years of their purchase, with another 320 sold within 4 years of purchase. A further 490 were sold by PRs within 5 years of their purchase. That means that at least 940 PRs had bought a HDB flat for a relatively short-term stay. It is unknown how many of these upgraded to private or other HDB flats, but it is likley that some of them 'cashed in' and could have left with the profits. This is a welcome change made by the Minister which will hopefully help to control the price of resale flats. It is also an indication that Khaw admits that the old system had flaws which needed to be addressed. The impact that this new policy will have is unknown as not many details were shared by the Minister but it is a good step to ensure that HDB prices can be kept in check. Previously, the Minister had said that he did not have a lot of control over the price of resale flats as it was up to the open market, but thankfully, he has realised that he can actually do something about it. Nevertheless, we should give credit to the PAP government on listening to the voices of Singaporeans and taking a step forward in stabilizing the property market as well as giving priority to Singaporeans. Bro, I do agree that this BBs is power  and anything can happen. But I don't think they can be superman this time.  Reason as follows 1) Before the curb, can see that it is losing steam. Just that they tried hard to push it to close day high. 2) Before curb already not much willing buyers. Now kenna curb retailers even more cautious in taking position. Without much retailers buying, it is very hard for them to push. If they really want to push, they will have to buy plenty of lots from retailers which I don't think they want to do so. 3) From 54 onwards there are tough resistance. Resistance at 54, 55, 565, 575, 605. They may be able to push through 54 and 55 but starting from 565 will not be easy.  I am very sure can't cross 605. Although  this BBs may be superman, I doubt it can break 3 resistance in a day. There is a difference between Blumont and Mirach. Blumont volumn is low and thus easy to push compared to Mirach. I'm not saying Mirach is gone case liao. It's just that it is time for it to take a proper rest. I'm thinking how it will open that will benefit the BBs. I think the best way is to open with high gap up  because retailers who want to sell may hold their lots first and also they got more  pips below to throw. I predict it will open at 565 or 575. Anyway, this is what I feel. I may be wrong and chances of wrong is higher than analysing other counters because this BBs is really different. Good Luck! Huat ah!
