DJ MARKET TALK: A-REIT Off 5.7%; Placement Price Tops NAV -Daiwa 0221 GMT [Dow Jones] Ascendas REIT (A17U.SG) gaps down at opening, last off 5.7% at almost 2-week low of S$1.66, on latest placement exercise. While most analysts believe A-REIT preparing for yield-accretive acquisition, some say S$1.63 placement price not attractive amid current tepid conditions in Singapore's industrial property market. "We believe paying above NAV (of S$1.62 as at June 30, 2009) for the units is risky when Singapore industrial-property valuations are still sliding," says Daiwa; keeps Underperform call, cuts target to S$1.36 from S$1.42 to reflect enlarged unit base. "Though the industrial sector is showing sluggish signs of improvement, it continues to face risks of falling rents and rising vacancy risks," says Goldman Sachs; "we believe REITs exposed to industrials will lag when the eventual recovery takes place." Rates at Neutral with S$1.45 target. Ascendas will use net proceeds of S$296.0 million to fund development of projects, repay debt. Support tipped at placement price. (FKH) |

u gt it at a nice entry. i just in today. looking at the chart, it is trading at similiar pattern, trend up with correction close always on higher low. and making higher high.. if the pattern is not broken, this leg up can bring a-reits up to 1.8 liao b4 next correction. gd luck to u n me
