Hmm...land banking first, now oil pods. Same team from the initial land banking group of Walton has moved over to Oil Pods. imho, it's a lot of farce. Fyi, I was offered 2% to bring in investors for oil pods, the sales person gets another 10%, 6% to 9% roi by 1st year, and 100% roi in 3 years. Now, 10% + 2% + 9% = 21% of profits to be given out. Sounds ridiculously good? lol 2 cents. |

king333, Landbanking - not new to me. I met somone who talkeded to me about landbanking in Canada. I told him that I shuttle between Singapore and Canada and he stopped pestering me about how good landbanking is. Why? It is because he knows that I know about the what landbanking amounts to. I will not be tempted to go into this kind of investment. Maybe you, King333 can help me see the light in this. |

I think Starhub is going to earn by me going to sign up 2 year plan with new number liao + termination fees of my existing line, haha... Hope my dat friend won't knew me using this nick.. No la, just joking, but if $10k then I will have to seriously consider liao. If got a choice, I rather he work insurance line then sell me some $10k fixed deposit or something like that better.. Then at least fulfill my obligations to a fren and also as a avenue for emergency funds at a slightly higher rate... |

yoz rogue, PP you have to be careful. they're based in UK, and UK has land regulation rules against collective investors schemes (CIS). investors got caught once 'cos one of the land parcels they were selling was actually slated as a conservation site (ie, can't sell. no refund too). yeps, standard will have taxes, exit fees, maintenance fees, clawback contract, high commission, etcetc. go google them, you'll have quite a bit of info. not that landbanking is a bad thing, people have made money that way. esp in the past. but risky, def, esp now. Do check legality first yea. good luck! |

elf, 26% is tax, not gains, moreover this land banking thing is already around for many years, if you had bought it when Walton started off the company years back, you will have made your dough, dunno about it now though. Try do a research before vesting, land price might had gone up in Canada after so many years. And yes, as mentioned by elf, if you opt out too soon, you'll need pay quite a high exit fee. Cheers. |

1) Even assuming 26% over 6 years, that's a return of only 4.3% p.a. Not much dif from a FD. Which is much safer, too. Not to mention a six year wait. 2) Pros of land banking: choose the right piece of land, voila! Cf Bob Hope, Howard Hughes, Donald Trump. 3) Cons: if you're going in as a bitty investor: need majority vote to accept sale of land at the quoted price; need to pay high exit fees if you decide to up and out. Also: check for clawback in contract. Check for maintenance of land fees. 4) Alternative investments: consider gold, or art. Price of gold in oct 06 = US$580 per troy ounce. Now: ~690 per troy ounce. Picassos increase by 15% p.a. There are also bonds, unit trusts, fixed deposits. 5) Or if you really must have land but cannot afford a prop: reits. booming biz, div yield p.a. for say, macquarie infrastructure, is at least 5% p.a. Exclusive of capital gains. 6) Walton buys agricultural land. Remains to be seen if it can be sold as for property development. 7) Land is not affected by stock market volatility? cf Asian financial crisis, 1997, sars crisis, 2003. Enough said. caveat emptor. |

If i didnt remembered wrongly from my conversation with the boss during a golf game, plus this plus that, the average capital gains tax is about 26 per cent(estimated, might change through the years), which will be paid to the Canadian government. Commission is deducted from the sales proceed. |

Actually I am pretty interested in Walton .... I have some friends who were trying to sell to me. Let me do the sums and please see if I'm correct - Minimum contract = C$10,000 Lets say returns is 15% (like what Kingley claims) = C$1,500 (after 6 years) less tax on profit = 22% of 1,500 = C$330 less sales commission C$1000 Overal Profit = 1500 - 330 - 1000 = C$170 (after 6 years) Is this right?? |

pikachu, he will get 10% commission of the sales....even if you do make a profit which you will prolly see in 6-8 yrs time...it is subjected to Canadian Tax which is about 22%. But overall, its a LONG term investment. Not for short term punters trying to make quick bucks. Hope that answers your question. |

Hi, My name is Kingsley and I am a new member of this forum. I don't have any experience playing with shares and hope that the forumers here can help to guide me along. I personally own a portfolio of unit trusts that I purchased earlier this year from my financial adviser at IPP. I believe that in investing one has to diversify their portfolio to manage risks and that paper assets should be coupled with commodities and real estate/land to endure shocks if the market tumbles. I am about to join Walton International as one of their Land Banking Consultants. Walton buys Canadian land and creates plans for it to increase the value of the land for it's investors. The average rate of return p.a. falls between 15-20% based on the projects undertaken. This is a capital protected investment and there is a put option to claim back the principal after 5 years should investors fail to sell their plot of land on the secondary market or to developers. Walton has a 28 year track record and has not lost any money for it's investors so far. I truly believe that land banking is a great alternative investment and can sit well with the paper assets that you guys are already holding as it is not affected by the stock market's volatility. It may be the bull run right now, but what goes up must eventually come down like in all cycles. Land Banking may not give the kinds of returns as stocks in a bull run, but you can see it as a form of insurance for your portfolio.
