All eyes on SBF Centre - Next Price Catalyst Buy, TP $2.5 FEOR delivers a good set of FY12 results. FY12 revenue at SGD140m was 126% of our estimate. FY12 core PATMI at SGD73m was 121% of our estimate. FEOR has started registration of interest for SBF centre (20% stake), with sales launch targeted in 1Q13. Prices of the strata office units will start from SGD2,400 psf, while those of the medical suites will start from SGD3,500 psf. Given the strong sales momentum in strata commercial space lately (Alexander Central, Paya Lebar Square, PS100 etc.), we expect at least SGD2,400 ASP for SBF centre. Undervalued in our view, with net cash already at SGD1.11. Reiterate BUY with an attractive SOTP valuation of SGD2.50. | |||||

Share price overhang. Orchard Parade Holdings’ shareholders will receive dividend-in-species in the form of YHS shares in December 2012. This will result in a sudden increase in free float from 15% currently to 29.5%. Although we are of the opinion that this increase in free float is positive for the share price in the long term, it may result in a share price overhang in the immediate aftermath of the distribution. |
