Bnyan Tree is trading like a distressed stock on concerns over a potential slowdown in luxury leisure travel with the market only attaching value to its hotel operations butfully discounting its property sales, spa and other operations. We believe downside risk is limited as the stock appears to have more than priced in a demand drop to post-tsunami levels. It is on track to triple its room keys to over 7k by 2010. We have reduced our FY08-09 earnings estimates by 11-15% to reflect expectations of flat Rev Par and a 30% decline in property unit sales but raised FY10 estimate by10% to capture an expanded room-key pipeline. Maintain Outperform and sum-of-the-parts target price of $2.60. It is the cheapest luxury hotel operator in Asia on an EV/EBITDA basis and offers niche exposure to the Middle East and China.
