For my niece(sporegal) and elf Here we call REIT as LPT(listed property trust).Normally when ppl buy the REIT not only the Unit holders get the DPU,which they will declare as income in their tax assessment but will also get a tax deduction for depreciation of building. As REIT is mainly bricks and motars---so depreciation applies. So i was wondering if this applies to spore taxation. That is why i asked Asterisks to be a good tax accountant---then he can help us. It maybe does not apply to spore, but in australia and most western countries, good tax planning is as important as making money from share mkt. So u see,i have to know about share mkt plus also tax management. |

Elf have to calculate carefully with margin loan.Always do not borrrow to the limit---about 55% is ok.leave room for sudden mkt downturn. It is a good tool (margin lending) for wealth creation. Sporegal--so u call me uncle*i am happy*,so u are my niece? So that settles it,u call me uncle and i acknowledge u as my niece from now on.Adopted niece of course, just like i am ur adopted uncle. Yes,NSW,Victoria and parts of Queensland are affected by the drought. They have to import food and vegies from o/seas soon to supplement. But,based on Aborigines, they say the drought will break this year,as they see birds are flying around and insects are moving etc... The aussies normally disregard the Aborigines forecast but now they are desperate.Hahaha. Hey niece,do i meet up with u in August together with elf and bunbun?Do not refuse me hah,or uncle will not be pleased. |

hm. yep victorian, that's pretty much what i mean when i say almost nothing can stop the china juggernaut. the fact is that, there is too much money going on in there. So long term the trend is only one way: up. what i meant was more for the short term pic. because of the newness of the investors, they are likely to pursue any rumor that comes along, be it good or bad. So unlike s'pore, where the damage can be contained (open system, dif classes of investors etc), one takes flight because of some rumor there, the rest will follow. The shanghai meltdown was exactly that. There was no logical reason at all. The second meltdown was even more ridiculous: because the economic data was released later than usual, investors panicked upon rumors of bad news, and took flight. Yes, the bourse recovered swiftly after, but there are repercussions for the short term trader. And that is where it affects singapore. Chaos Theory in full play. We're at the mercy of the dow (not so much anymore really, but 'cos of export reason: US is our 2nd largest trading partner) and china. When china melts down, even if it's for a week, singapore will feel the full storm. Anyone who traded during the feb-apr period will know what i'm saying. long term, of course, the mini meltdowns are just that: patterns on a long term uptrend. But for the short term investor, such mini meltdowns can be extremely detrimental, and they are what TA traders and other short term players need to be careful of. Plus, we need to rem one more thing: if china rises too much, investors are going to park their money there; be it via backdoor entry, or via HK. Big pic-wise, STI will lose foreign support. Already, the foreign funds flowing into our region is much less than before. STI is currently supported mainly by domestic investors, and private funds. Esp if you track the tech patterns. THe foreign institutions don't seem to be here much at all. (the straits times published on the money flow to s'pore before. can't rem the exact figures tho). act, one qn: what's the average net value a china investor puts into a company? that gives you a better idea of fund liquidity, rather than no" of investors per se. |

okkk!!! my emoticons work!! yessss! i'm back! muahhahhaha! ring a ling ring a ding a ling! eh, ed88ks, why the sudden post on china? and yeps, they're opening stock accts faster in 1 mth than in 4 mths last year. and increasing, too. 200k new accts a day. it's a bubble waiting to happen. not 'cos of fundamental reasons: pretty much nothing can stop the china juggernaut. more 'cos it's entirely irrational; so just do the maths: 200k new accts a day, all gungho new traders. one rumor flies, what's gonna happen? |

What's driving these gains? With productivity rising at an annual clip of 20%, China has the highest productivity growth anywhere on the planet. That's more than enough to offset higher input prices and 10% growth in wages in the more industrialized areas along the coast. [Wages in China's less-developed interior are rising much more slowly.] Continued investment by companies and governments in improving technology and an increasingly educated workforce also lead to greater productivity gains. Another cause for the strong corporate performance is structural: Now that most shares held by state entities and their executives have become tradable, company managers have a strong incentive to boost the bottom line. The result is a much closer correlation between profitability and share price. But Citibank (C) chief Asia economist Huang Yiping says that China also owes a good portion of its phenomenal growth to implicit price subsidies. He says that the 49% increase in profitability of 1,200 listed companies in 2006, on top of 23% growth a year earlier, wouldn't have been possible without cheap energy, land, natural resources, and capital. "Cost distortion is a key element of the new economic model that explains extraordinary growth," he says. Already 90 million strong, the number of Chinese retail investors is growing at a rate of 200,000 new accounts per day, says Tony Yam, chief investment officer at Shanghai-based fund manager Simon Murray China, which invests on behalf of foreign clients in local stocks. "It's a happy headache: strong economic growth, good corporate earnings growth, but stock prices have gone up too fast" because of the surge in liquidity, he says. |

oh ok godpa, i get what margin call is now. then i presume if you can't fork out that 7k, they'll force sell it for you, is that it? in other words, need to do the maths really, really carefully so you have reserve to top up margin if necessary. ooh boy. a lot to absorb.... |

Elf Margin call happens when ur loan exceeds the value of ur shares. Say,SPC,u have 10 lots woth mkt value of S$50k.The bank will lend u 70%=S$35k.And u borrow the $35k. If nkt fall and ur SPC is worth $40k,the max loan is $28 so u have to put up S$7k. Sporegal Yes here have drought. But Perth not so affected. |

Yes my dear Elf Like kim eng will have a list of grade A,B C or D shares---Grade A=u can borrow 70% of its mkt value. Ur broker will have the list. Diff.broking house have diff grades on the shares. So Philips grading may be diff from Kim eng. I am now working with my son to see how much he can borrow as the financial year end for Australia is 30/6/07.Have to beat date line for tax deduction. cheers |

?? godpa? stocks are stocks, reits or not. i thought capital gains not taxable? one more qn on margin (to those who are using it expertly already, pls bear with the silly qns): what do they mean when they say they force a margin call/margin top up? in what instances do you have to top up?? ie, specifically, what price does the share have to fall to before they force a margin call? (can we take SPC or something as an eg? or anything hypothetical) |
