brother, i google Yanlord Bribery, indeed i see the first search results show what bribery charges but denied the amount had been so large.... kang accepted 189 square meter apartment at Yanlord Garden..... at ShangHai daily newspaper dated sep 24, 2008 but the link is broken... is the Yanlord Garden refer to this company? |

Badly hit this one! Rotational play to short it down by traders. I understand that the Chinese gov had instructed its bank to curbs lending for property project esp. in major cities like SH, BJ, GZ, TJ....I predict this one will be affected and hit hard sooner or later. |

i withdrawn from 1.00 (else, surely i got it as it went down to 0.99, even though it bounce back to 1.05) .. but the movement is uncertain, i think i better don't go in first, later break 0.99, i will be in dead shit.. hug my cash tight tight, ha ha.. |

you got balls to enter at 1.13, that is the price i see.. and it is obviously the selling is huge, and respect u dare to enter at that time.. even i am at 1.00, i also got chicken out... too fast.... don't really like the fast dropping "with volume".. anyway, it did hit 0.99 again just now.. amazing man.. double bottom formed? thats history low.. if 0.99 broken, where is it heading to ? but this CEO is top 5 richest in singapore, he should be back in action buying.. his previous bought is few thousands lots at 1.68 if not mistaken . | ||||||||

Serious shit...while it dropped so agressively, I tot BBs were playing, hence took position 1.13 and 1.11, the it still dropped....came out 1.09, now below $1.00. What happened to this counter anyone knows? 20% in one day! | ||||||||

A vast difference away from Merrill Lynch This is from CIMB: Yanlord Land (YLLG SP, $1.86): We have a Buy call and target price of $3.15 on Yanlord Land. Share price close the mid-day down 6cts after it announced the acquisition of two adjacent sites in Pudong, Shanghai through public auction for residential development with total GFA 158.6k sq m, which is not a big size compared with its Yanlord riverside city which is over 500k sq m. The sites are located in Pudong's Waigaoqiao District, which is nearby its completed project, Yanlord Town, where it is accessible to the city financial centre via the No.6 Light Rail Line.

Merrill Lynch downgrades Yanlord to Underperform from Neutral; cuts target price to $1.70 from $2.60. Broker says China-based developer faces threat from deteriorating market conditions; "Yanlord continues to command a premium to nearby projects but a persisting slow market will eventual drag average selling price down." Cuts estimated FY08 net asset value by 16% to $2.44/share to reflect more cautious view of property prices, assumes no growth in average selling prices in coming years. Cuts FY08, FY09 net profit estimates by 10% to reflect less gross floor area to be booked each year, more conservative price assumptions. Says stock trading at 20% discount to revised FY08 net asset estimate, but discount lower than most of its peers. | ||||||||

Yanlord likely neutral to announcement of Chengdu government's "unprecendented" policy aiming to support local property market following May earthquake, DBS says in report. Notes policy includes credit, mortgage, financial, tax and land support to both developers and home buyers. "We believe that this new policy will have a negligible impact on Yanlord, given that its only Chengdu residential development accounts for a relatively insignificant proportion of its RNAV (less than 1%)." Notes also, company reported no earthquake damage to its properties. Keeps at Hold with target price of $2.71. | ||||||||

actually buying at watever px is ur personal opinion i think. u buy slightly higher, u will q slightly higher to sell. if market really gd the next day u might sell at a much higher px then u did say today if u sold it off. to buy at lowest and sell at highest is also kinda lucky. sometimes a few lots sold to buyer at lowest price then after tt goes up very fast. nothing to say really. as long as u managed to buy at a relatively low px ie the second lowest price with ur personal opinion , i think its good enuff.
