Jitters over high public debt in Malaysia, 15 yr of budget deficit n the highest level of public debt in South East Asia. M'sia credit is creeping down hill, borrowing loan will creep up n with borrowing at 120%...?. Household debt - loan is at highest in this regional at more then 80%. Govt debt stood at 53.5% of it GDP last year, higher then Indonesia's 25% but lower then India's 68%.
High public debt tends to leave less for private companies.
M'sia ringgit has already depreciated 7% against U.S$ this year.

Thinking carefully before buying properties in Malaysia :
1) Their currency will go down in long term.
2) Their gov will change the rule (like taxing foreigner heavily) to please their citizens as they are complaining that the foreigners are causing the price to run wild.
3) Difficult to collect rent. If force them to shift, they will damage your property.
4) If not rented out, the drug addicts will turn your home into thair haunts.
5) The security guards are not well regulated. They may also cahoots with the robbers.
6) Malaysian are good in building but poor in maintenance.
7) beware of the Johore royal family. Don't get entangle with them even if  they provoke you by driving very fast and cut just inches in front of your car (sway). |

With interest rate set to increase. many  buyers will hav to pay much more on interest of 120%.
Some will default on payment  when mkt interest rise, in  over next several years.
Property prices is set to go soft, it regulation is slow to move to mkt response.
Now is actual to sell n not to  buy, so property seller LOL, buyers. I not sure so...
Just sharing my thot.

Hi bro, you really need to go explore the opportunities in malaysia property sector. Not just limit to Iskandar region. Many buyers exploring loopholes in bank loan? From what i know, 0% cash down payment is possible by overstating the resale property price to get 120% property loan. This includes both residential and commercial properties. KL and Penang already risen more than 300% since housing bubble crash.

Dijaya corp which is RTO Albedo is selling Tropicana Danga Bay/Capri Residences, MYR1300/psf....u go and buy lor.....ghost town next time!. Heard country garden has 9000 units.....let all the silliporeans sunk in their money.....die pain pain next time!.
teeth53 thot - Iskander Boleh kar Ta-Boleh lah....very easy to buy, not easy to sell sell....danga bay resale condo is only MYR500/psf....plentiful of them.

just re-freshing my thot -  " Deep rich player$  can always dump to collect" or pump to sell?. Retail player's?. " I'm not so sure...lohh:(."

The funny side of stk trading, punting and speculating...Stk don make profit YoY or Qs to Qs, can made ton of monies.
What does that  mean retail investors?
Always mean to each it doesn't own as players play against each other.
Be it BBs vs BBs, or retail players vs retail players.
Please do oneself a flavour - Do homework n due diligence B4 placing any bet (Big or $mall)
Deep rich player$  can always dump  to collect, Retail mah?. I'm not so sure...Retail often found to be holding on hope for..., reason:  due to a very, very  thin margin in profit term. The risk is greater in losses.

Can buy/sell one movement, next movement they can sell and buy.
(Ans - buy/sell or sell and buy - no problem, to a tune of five digital nos on the very  same counter@various prices)
Can retail players do so with their computer which is 1-2 minutes time frame loss? - No right.
