Sunway City Bhd. said it plans to collaborate with a Chinese company and a Singapore consortium led by Keppel group to develop a housing and office project in China.

The project is located on 99 acres of land in Tianjin, Sunway City said in a statement in Kuala Lumpur today.

CapitaLand profit falls 33% to $281.3m

CapitaLand Ltd., Southeast Asia’s biggest developer, said third-quarter profit fell 33%, the smallest decline in a year amid a rebound in the property markets of Singapore, China and Vietnam.

Net income for the three months ended Sept. 30 declined to $281.3 million, or 6.5 cents a share, from $419.4 million, or 11.9 cents, a year earlier, the company said in a statement to Singapore’s stock exchange today. Revenue rose 75% to $1.05 billion.

A recovery in the global economy has helped CapitaLand return to profit from its first loss in 5 1/2 years in the second quarter. Singapore’s gross domestic product grew 0.8% last quarter from a year earlier, the first expansion in more than a year, while China said its economy expanded at the fastest pace in a year during the period.

“The group has performed significantly better this quarter than the previous two quarters,” Chief Executive Officer Liew Mun Leong said in the statement. “We have had healthy sales volumes in Singapore, China and Vietnam.”

Earnings last year included a one-time gain of $432.7 million from the sale of a stake in properties in China and Singapore. The company also booked goodwill gain a year earlier from increasing its stake in Australian unit Australand Property Group.

CapitaLand has risen 72% in Singapore trading this year, outpacing a 54 increase in the benchmark Straits Times Index. The results were released before the start of trading in Singapore.

FSL Trust: Guides for 1.5 US cents 4Q DPU

FSL Trust posted a 11.5% YoY and a 3.1% QoQ increase in net cash generated from operations to US$17.6m. DPU of 1.5 US cents was down 50.8% YoY and 38.8% QoQ because of the lower payout policy as well as the first effects of dilution from the recent placement. Over the past few months, FSLT has 1) reduced distributable payout; 2) secured loan-to-market value covenant waivers on its credit facility; and 3) raised net proceeds of US$28.3m in fresh equity. These actions, in our view, have stitched up some of the last remaining gaps in the balance sheet. 4Q DPU guidance of 1.5 US cents was higher than we expected, as we believe FSLT may fill any shortfall using surplus cash retained in previous quarters. Now that the immediate balance sheet overhang has been addressed, we believe our FY10F yield estimate of 14% is fairly defensible. Maintain BUY with S$0.72 fair value.

Results in line. FSL Trust (FSLT) posted US$24.6m in revenue, up 4% YoY but marginally down 0.9% QoQ. Net cash generated from operations of US$17.6m rose 11.5% YoY and 3.1% QoQ. DPU, however, fell 50.8% YoY and 38.8% QoQ to 1.5 US cents. This was primarily because of the lower payout policy as well as the first effects of dilution stemming from the recent placement. Cash retained for the quarter has been used to prepay loans. Note that 1.27 US cents of the DPU amount has already been declared for the pre-placement units in September. All units will enjoy the outstanding 0.23 US cents amount.

Stitching up the balance sheet. FSLT has had a busy 3Q09. First, it secured loan-to-value covenant waivers from creditors that lower the required market-value-to-loan coverage from 145% to 100% for a two year period. In return, FSLT shifts away from a bullet repayment structure and begins repaying US$8m in loans per quarter. Its cost of debt is also higher. Second, FSLT raised US$28.3m (net) through a placement of new units. The proceeds are earmarked towards acquisitions. These steps coupled with the already enforced lower payout policy coalesce into a strategy of “defensive to be offensive”, marking an important turning point in FSLT’s business model. Moreover, the planned asset buys will give the manager a chance to demonstrate the 1) quality of counterparty; 2) asset yield; and 3) lease structure available to FSLT.

Guidance surprises for 4Q DPU. FSLT has guided for a 4Q DPU of 1.5 US cents or flat QoQ. This is almost 5% higher than our estimate of 1.43 US cents, which was driven by the time lag between the dilution from the placement and the utilization of the proceeds. While we believe this time lag still exists, FSLT’s guidance suggests it has enough surplus cash that was retained in previous quarters to fill any shortfall. In addition, our estimates assume that any acquisition is not completed until 1Q10. If FSLT is able to move faster, early contributions from new vessels could also support the gap.

Still our top pick. Now that the immediate balance sheet overhang has been addressed, we believe our FY10F yield estimate of 14% is fairly defensible. Key risk remains counterparty health in a weak shipping environment. Nevertheless, FSLT is our top pick in the shipping trust sector for its diversified vessel portfolio as well as its newly restructured business model. Maintain BUY with S$0.72 fair value.

3Q 2009 vs 3Q 2008

Gross revenue for 3Q 2009 was S$29.8 million, an increase of S$1.5 million or 5.4% over 3Q 2008. This was mainly due to the appreciation of RMB against SGD as well as the increase in occupancy rate in Xizhimen Mall and Xinwu Mall offset by lower revenue in Wangjing Mall due to frictional loss with the asset enhancement works to bring on board new and stronger tenants and Saihan Mall which is currently still undergoing phase II of its asset enhancement works on level 4 and is expected to be completed by end of 2009. Property expenses for 3Q 2009 was S$11.6 million, an increase of S$1.4 million or 13.8% over 3Q 2008 mainly due to the appreciation of RMB against SGD and higher costs such as provision of doubtful debts, utilities and property taxes in Xizhimen Mall and Saihan Mall. Finance cost was S$0.4 million or 28.0% higher than 3Q 2008 mainly due to additional loan facilities drawn down by the Trust to finance Xizhimen Mall phase II. Interest income earned was S$0.1 million or 72.4% lower than 3Q 2008 mainly due to lower interest income at the Trust level as there were lower fixed deposit balances placed with financial institutions. Taxation was S$1.0 million or 32.7% higher than 3Q 2008 mainly due to higher deferred tax liabilities recognised in 3Q 2009 which has no impact on the distributable income of the Trust.

According to DBS Vickers their target price is $2.44 or 25% discount to RNAV. I wonder how they got this price target.

Shouldn't the price be going up instead.

United Envirotech bags contract for Phase 1 building of wastewater recycling plant in China for $29.5m

Mainboard-listed United Envirotech, one of the leading membrane-based water and wastewater treatment solutions providers, says it has secured a contract to build and operate a 160,000 cubic metres/day wastewater treatment and recycling plant in Hegang City, Heilongjiang province, China, for a concessionary period of 30 years.

The BOT project will consist of two plants both slated for completion over two phases.

Phase One of the project will comprise the building of the wastewater treatment and recycling plant with treatment capacity of 80,000 cubic metres/day to be completed by next October.

Together with the construction of common facilities, the total cost of investment for Phase One is estimated to be RMB145 million ($29.5 million).
