SINGAPORE, Sept 20 - Cache Logistics Trust <CALT.SI>, which owns warehouses in Singapore, has a potential war chest of around S$100 million for acquisitions and is eyeing logistics facilities in China's coastal areas. With a portfolio of six Singapore warehouses just over two years old, Cache is banking on acquisitions in Singapore as well as overseas markets like China to fuel its earnings, as organic growth will likely be limited, said Daniel Cerf, CEO of ARA-CWT Trust Management , which manages Cache. "The trade figures right now in China are still quite strong," Cerf told Reuters in an interview. "As a result, there's most definitely a need for warehousing, if not on a very short term, a medium and longer term as well." Besides the large potential of China's strong economic and trade growth, Cache is also keen on entering the market as it can tap on the resources and network of its backer, logistics firm CWT <CWTD.SI>, which has a presence in over 21 Chinese cities. Cache, which listed in April, has the right of first refusal on 11 of CWT's properties and two of CWT's parent C&P Holdings, with a total gross floor area of 2.9 million square feet. It is also looking to buy assets from third parties, and is eyeing facilities that are near or adjacent to ports and airports in the Tianjin, Dalian, and Shanghai regions in China. Cache has a potential war chest of about S$100 million for acquisitions, based on a debt-to-asset gearing limit of 35 percent, as it does not have a credit rating. Its gearing is about 26 percent currently. But Cerf said if there was a lucrative acquisition that needed larger funding, it may approach credit rating agencies for a rating so that its gearing could exceed 35 percent. "The gearing is something we're conscious of, but at the same time we know that if we're looking for a nice big acquisition that meets the criteria of the REIT, then exceeding the 35 percent is not an issue," Cerf added. Cache will also be on the look out for acquisition opportunities in Singapore, which will continue to be its main focus as the logistics hub stands to benefit from growth in Asian trade, Cerf said. "All indicators are that there'll be a strengthening in freight forwarding and contract logistics business. Asia's growth itself has taken up a lot of slack (from the U.S. and Europe), and that appears to be a trend that will continue," he said. "We've seen again that the air cargo business has been improving and interest in the food storage facilities is quite high." Cerf added that he expects occupancy rates at Singapore's warehouses to continue rising from about 92 percent now, on the back of strong logistics demand and a limited growth in supply in the near term. "There's nothing like a huge onslaught of supply like what you'll see in the commercial office market or retail and residential," Cerf said, adding that supply of logistics facilities is mainly demand-driven.

Hi , thank u for your comments.insightful. also feel it is a good growth stock but feel i got in too late/ yet still, price is hovering around my buy price...guess that is a good sign. i am blind to TA...dont understand it. anyway, i shall hold ... seems comparable to ezra yet it has negligible debt compared to the latter and a musch smaller float too.. all this with a huge cash hoard.... and a hefty order book of what 455 million in orders? just really wish i had gotten in earlier.... |

Midas should hit above $1.10 before its second listing in HK

Midas initiated a bullish breakout above its $0.90 support-turned-resistance, 50-DMA and its 5-month downtrend line on heavy volume yesterday.
Despite the overall market tone being more downside biased this morning, the counter continued to exhibit strength by climbing higher in trading today. Coupled with the bullish crossover made by the MACD indicator recently, they suggest that the counter could see further upside potential in the weeks ahead.
If the counter can sustain itself above the $0.90 level (now resistance-turned-support), we can expect it to head further north towards the immediate resistance at $1.01, breaking which, the subsequent resistance at $1.17 beckons.

Downstream fabrication to lift profitability from 2H11. We also had the opportunity to visit Midas’ fabrication facilities, which are housed alongside its aluminium alloy production plant in Jilin. The group’s downstream integration foray remains in nascent stages and is not expected to have a significant impact on near term earnings, but we are optimistic that this high-margin service will lift overall margins from 2H11. As a recap, Midas’ gross profit margin declined from 37.7% in FY09 to 32.5% in 1H10 owing to cost pressures. Management anticipates that its gross profit margin could expand to approximately 35% once the downstream business gains traction. Adding to margin recovery is the anticipated decline in aluminium prices. Industry watchers expect global aluminium supply to outpace demand this year as China ramps up its production.
Compelling valuations; Reiterate BUY. NPRT is expected to add a further boost to Midas’ earnings growth trajectory. Its order book is estimated at RMB6b with delivery scheduled till 2013. Midas’ share price has fallen by 26% over the last four months, possibly due to broad market weakness coupled with the postponement of its Hong Kong secondary listing, which in our view will not hamper its expansion plans given its strong balance sheet. Valuations are compelling at current levels with the stock trading at 16.6x FY10F PER and 11.2x FY11F PER. We are forecasting a doubling of net profit between FY09 and FY11. We reiterate our BUY rating on Midas with S$1.29 fair value estimate

Outperformed on margins. Hiap Seng posted a stellar set of FY10
results that beat ours and market expectation by 6%. Net profit
soared 143% yoy to S$31.5m, thanks to margin improvement.
Gross margin expanded 6.8ppt yoy to 22%, better than our
expectation of 21.5%, on stronger project execution.
On quarterly sequential basis, Hiap Seng made a record quarter in
4QFY10, on the back of remarkable gross margin of 22.5%, which
inched up 1.4ppt qoq. Going forward, we expect it to normalize,
closer to industry norm of 20%.
Hiap Seng declared a final dividend of 3.0 Scents, bringing total
dividend to 4.0 Scents for FY10. This translates to attractive
dividend yield of 6%.
Order flow to remain strong. Hiap Seng’s orderbook stands at
S$207m, declined marginally from S$216m a quarter ago. Enquiry
level was high in 2HFY10. We expect bulk of the negotiations to
translate into firm orders in FY11. Our order win assumption for
FY11 and FY12 are S$220m and S$160m respectively.
Recommendation
Maintain BUY; Target price stays at S$0.94. Our target price of
S$0.94 is pegged to 12x FY11 PE for its stable repair and
maintenance business, and 9x for its construction and EPC
businesses. Maintain BUY. Valuation is undemanding. In addition,
the stock also offers an attractive dividend yield of 6-7%. |
